1. Whose products do we offer? |

2. Which Service will we provide you with? |

3. Do you need to pay us for our services? |

|  | A fee. | |  | No fee - L&C will be paid a commission by the insurer which is a percentage of the annual premium. Our employees receive a basic salary and also receive a bonus based on a number of factors, including the achievement of sales and quality targets. |

4. Who regulates us? |
London & Country Mortgages Ltd, Beazer House, Lower Bristol Road, Bath, BA2 3BA is authorised and regulated by the Financial Conduct Authority. Our Financial Services Register number is 143002. Our permitted business includes advising on and arranging mortgages and non-investment insurance contracts. 5. What to do if you have a complaint |

6. Are we covered by the Financial Services Compensation Scheme (FSCS)? |
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.
Insurance: insurance advising and arranging is covered for 90% of the claim, without any upper limit. Mortgage: mortgage advising and arranging is covered up to a maximum limit of £50,000.
